HWBC was the property management agent on behalf of Varde Partners, owner of Dundalk Retail Park from 2014 to 2023 when it was sold to Camgill.

During its appointment as managing agent HWBC undertook a number of life-cycle replacement and upgrade works at the Park but the resurfacing of the car park was a particularly successful project considering the scale of the car park at over 400,000 sq. ft and providing 1,000+ car spaces serving a busy trading Park.

Project Description

HWBC engaged engineering firm ISEP to plan and specify the necessary works. Considering the Park traded long hours 7 days a week, it was agreed the project needed to be undertaken over a number of phases. This also aided the funding to the work as the Park was acquired with a very low sinking fund which was to be utilised to meet prioritised works.

ISEP engaged Kilsaran as main contractor. A phased plan was developed which would complete the project over 3 phases over 5 weeks following the initial completion of the main spine road front the retail units. It was decided to complete the spine road first as it was the most trafficked area of the Park and logistically would allow easier customer circulation while the secondary spine road adjacent to the boundary with the main road could be used for construction traffic. A Stone Mastic Asphalt product was used and all areas re-lined on completion.

It was agreed with the Property Owner that the project would be forward-funded and recovered via the service charge over a 4 year period. The Contract price agreed with ISEP/ Kilsaran was €550,000.

The works were completed on budget and within the agreed program. We think you will agree that the photos below show the great improvement the project made to Dundalk Retail Park.
