Macquarie Asset Management, as asset manager, tasked its agent HWBC with conducting a feasibility study for the installation of a solar PV system at Bishops Square with a view to reducing the property’s reliance on the main grid supply and to increase on-site generation from renewable sources. This formed an important part of the ongoing investment into the asset by the landlord to further improve its energy efficiency and ESG accreditations.

Project Description

HWBC initially reviewed the clients’ requirements together with the implications of any likely installations on the ongoing property management of the asset. From this review HWBC defined a brief for the design consultant. Marval Power was engaged on a design and install contract.

Marval surveyed the office building to identify suitable locations for installation of a PV system, the installation capacity the building can accommodate and the means of installation having regard to the current occupancy of the building. The Marval survey identified the feasibility for installing a 35KWp KWp rooftop system. Based on the survey, it was forecast that the system could provide up to 9% of the properties common area energy needs and reduce annual carbon generation by 12 tonnes per annum.

 

The proposal by Marval was accepted by HWBC which was then developed further to encompass a complete turnkey service of;

  • System design and installation method
  • Supply and installation of 81 no. Longi 432W solar PV panels and 1 no. 25KW SMA Invertor
  • Commissioning & testing of system on completion
  • System monitoring for performance and accuracy of data recording
  • Proposal for the maintenance of the system

 

Initial monitoring of the systems performance would indicate that it will meet the forecasted energy generation levels.  Bishops Square is also able to view live data of energy generated by its solar PV system to gauge optimal performance days and energy levels.

The Solar PV installation has a life expectancy of a minimum of twenty five years.  Over this period it is estimated it will generate over 775,000 KWH, with a saving of €160,000 on energy costs and 232 tonnes of carbon generation.

The installation project commenced in July and was completed over a two-week period.  Certain works were completed outside of core office hours to avoid any disruption to the tenant’s use of the building.  The project was completed within programme and on-budget.
